The multi-family housing project in the Historic Goler Heights Neighborhood of Winston-Salem, NC, addresses the need to provide workforce housing in an area experiencing rapid redevelopment. Located one block from Winston Salem’s Wake Forest Innovation Quarter, rapidly rising housing costs have challenged the existing mixed-income and multi-generational neighborhood. In response to an RFP released by the Goler Community Development Corporation, Neighboring Concepts, working together with developer Laurel Street Residential, proposed this urban living community which consists of 115 multi-family rental units. 25% of the housing units provide rental rates at or below 80% of the area median income, while the remaining 75% units area offer rental rates at market rate. The luxury community offers a fitness center, yoga studio, cafe, coffee bar, game room and an outdoor patio space. Respecting the historic neighborhood, the exterior material palette complements the area’s past, but alludes to the future represented by the nearby Innovation Quarter.
